Buying in Austria

Most people get the impression that Austria is an expensive place to live and that property will be expensive, but this is not the case.

The Austrian economy is very stable and the growth rate has been steady for many years, no boom or bust or rampant inflation there. Hence the cost of living and property prices have been overtaken by the likes of the UK, Italy, Germany, France etc. Apart from a recent hike in property prices in the most popular resorts due to an influx of foreign buyers, Austrian property is great value for money. Not only is it great value but in many places you have true all year round business potential and therefore great potential returns on investment.

In general Austrian property is extremely well built, fittings are of top quality and there are no legal problems related to titlle to deal with. As with most european countries (unlike the UK) the buyer oof the property meets all the costs. Therefore you must expect the deal to cost approx 12% on top of the agreed purchase price. However when compared with the escalating prices in the French Alps, a property in a ski resort in Austria can cost as little as 50%.

New build and prime resort locations such as the centre of Zell am See are now selling at a premium but if you are prepared to go just a km or so from the centre you can get some great bargains. For example a 40m apartment 1km from the ski lifts can be as little as 45,000 euro. Larger property, such as houses and small hotel chalets can also be bought, close to a ski resort on a free bus

Although prices are rising rapidly, capital gains tax is an issue for the first ten years, however after that there is none but you would still be liable for UK captial gains tax if living in the UK. As Zell am See is a truly all year round resort, return on investment is considerably better than in other ski resorts. If you need high rental returns, essentially you will need to buy property within walking distance of the town centre, lake and ski lifts as the majoroty of our clients do not have cars and prefer to holiday without one especially in the winter. Unfortunately this type of property is rare and of course more expensive but even so can yield very good returns on investment if marketed and managed peoperly. If you simply want a holiday home for your own use, there are some great bargains to be had in the neighouring hamlets and villages, all of whic have easy access to a vast ski area of over 2000km, available on one pass!
