Did you catch the article “What your home could be worth” in the Sunday Herald Sun 21 March 2010? For me it had some surprising results in the Units and Apartments section.

Like the only suburb forecast to break the 2 million dollar threshold is

  • Sandringham 3 years – $447 769 5 years – $630 819 10 years – $2 865 721

and the only other suburb to come close is forecasted to be

  • Newport 3 years – $540 696 5 years – $595 354 10 years – $1 968 188

I was mostly interested in the inner suburbs, but another forecast that caught my eye was

  • Hastings 3 years – $279 620 5 years – $297 709 10 years – $1 086 358

Makes you want to start investing, doesn’t it! Well, whilst the above is indicative of some of the best results, remember that in real estate its not just location that matters, supply also has an obvious impact if

you look at the following suburbs slated to not do so well include

  • Carlton 3 years – $199 839 5 years – $232 930 10 years – $322 094
  • Docklands 3 years – $525 012 5years - $618 347 10 years - $589 089
  • Port Melbourne 3 years – $631 236 5years - $604 086 10 years - $791 894

Whilst other inner suburbs forecast to do well have plenty of current developments available for you to enter the market now.

  • Flemington 3 years – $383 517 5years - $361 809 10 years - $735 075
  • North Melbourne 3 years – $460 916 5years - $453 600 10 years - $845 467
